Busting Flat Roofing Myths to Set the Record Straight

The popularity of flat roofing is always growing. Homeowners and businesses alike are choosing flat roofing solutions over other roofing types, because of the many benefits.

Myth 1: All Flat Roofs Are Made the Same

At first glance, different types of flat roofing might appear similar. However, there are many differences between different types of flat roofing which should influence your decision for which one to install. They are all made differently with different materials and, therefore, they perform differently and will deteriorate at different rates.

It may be easy to choose something based on what was previously used, or what appears the cheapest when selecting a flat roofing material. However, you should take into account cost, durability, construction schedule or logistics and maintenance. For example, EPDM roofing membrane has a lifespan of up to fifty years, while other flat roofing types aren’t designed to withstand the elements as well, resulting in lower lifespans.

 

Myth 2: Flat Roofs Are Prone to Leaks

A common misconception is that flat roofs are more prone to leaks than pitched roofs. This is generally thought because flat roofing is flat. However, no flat roof is ever made entirely flat. Flat roofs are still slightly pitched in order to help any water drain properly. So, if you have a properly installed guttering system, water should drain away well from your flat roof, meaning that leaks aren’t an issue.

In terms of leaks caused by seams in flat roofing materials, EPDM roofing membrane is usually installed in just one piece, meaning there are no joins or seams that create vulnerable spots.

 

Myth 3: Summer is Easy on Your Roof

You may think that you don’t have to worry about how weather-proof a flat roof is in the summer because there is less chance of winter storms. However, the summer sun can actually damage a roof due to UV rays, and thermal shock. Read more about these in our blog.

While some roofing types will break down more quickly when exposed to the sun, others are designed to withstand it. In fact, EPDM is made from an extremely strong synthetic rubber, with properties that make it highly resistant to ozone and UV radiation.

 

Myth 4: Installation Takes a Long Time

When you think about replacing a roof, many people assume it will take days out of their schedule. It is often viewed as a large job, and while this is sometimes the case, some types of flat roofing take very little time to install.

How long it takes to install flat roofing does depend on the scale of the project, but the easier it is to install, the less time it will take. The length of the installation will also depend on whether or not weather conditions will affect when the roof can be replaced. For example, roofing types such as fibreglass must be installed when the weather is completely dry. However, installation conditions for EPDM roofing aren’t as strict.

 

Myth 5: Modern Roofs Don’t Require Maintenance

Roofing materials have improved over the years, which often leads to the belief that modern roofs require no maintenance. While some roofing types require more attention than others, even the most modern roofs require some level of maintenance.

Regular maintenance usually includes tasks like inspecting your roof for damage, checking that the gutters are clear of leaves, branches or other debris and removing growths of moss and algae. However, if you select a roofing material such as EPDM, vegetation shouldn’t be an issue, because the material is growth resistant.
